7 Tips for a Smooth Closing

How to educate clients on expected closing time and what you can do to help a file move faster through the underwriting and closing process

It’s important to communicate and set clear expectations with clients in regards to closing day. Most of our clients are first-time homebuyers and may be unaware of the closing process.

In the current market it typically takes 30-45 days to close, and once all documents have been submitted the earliest close date is usually 1-2 business days.

While these are the average turn times, there are a few things you can do prior to submitting to closing to help things move smoothly:

  1. Complete fully executed VA Amendment with contract with all signatures, agendas and/or addendums

  2. Ensure repairs are complete and final inspection is ordered

  3. Confirm that pest inspections include all structures on the property

  4. Send all inspection invoices to loan team

  5. Confirm loan amount and rate changes have been approved by underwriting

  6. Confirm marital status and ensure a non-purchasing spouse is available to sign when required

  7. Remove any personal property listed in the contract

Closers have most files for less than 24 hours,
so if a closer is reaching out, it’s most likely time sensitive.
