What it does

Structures your comparable analysis, surfaces the most relevant data points, and produces a clean CMA writeup — so you spend your time on strategy, not formatting.

How to set it up

Build it as a Skill (Claude) or GPT (ChatGPT) using the CMA skill file. Download the skill file, then install it:

In Claude:

  1. Go to Settings > Customize > Skills

  2. Click Upload a skill and upload the ZIP file (CMA Builder.zip attached to this article)

  3. Toggle it on

In ChatGPT Business/Enterprise:

  1. Upload the skill file through the Skills area in settings

  2. Enable it (an admin may need to turn Skills on for your organization first)


How to use it

Once installed, open a chat and provide:

  • The subject property details

  • Your comparable sales (address, sale price, date, key features)

  • Any adjustments you want to apply

The skill structures the analysis and produces a formatted CMA output.


Tips

  • The more comps you provide, the better the output — don't shortchange the inputs

  • You can paste comp data directly from your MLS or upload a spreadsheet

  • Use it to stress-test your pricing logic before a listing presentation, not just to generate a report
